Most pressure washing jobs are one-and-done. The customer is happy, pays and forgets about you until the driveway is dirty again, by which point they may have forgotten your name. Building recurring revenue fixes that. Here are the main ways pressure washing businesses add repeat work, and how to set each one up.
Option 1: Seasonal reminders for every past customer
The simplest form of recurring revenue is not a contract at all. It is a reliable reminder. Keep a list of every customer, what you cleaned and when. Then, at the right time of year for your climate, send a short message: “It’s been about a year since we cleaned your driveway and house. Want us to put you on the schedule for this spring?”
Many customers will say yes simply because it is easy. You can also offer a small returning-customer price or priority scheduling. This is low effort and often brings in a meaningful share of each season’s work once your customer list grows.
Option 2: Annual or twice-yearly home plans
A home plan locks in a set schedule. A typical structure:
- Annual plan: one full exterior visit per year, for example a house soft wash, driveway and walkways
- Twice-yearly plan: a full visit plus a lighter visit for high-traffic surfaces, popular in humid climates where mildew returns quickly
- Add-ons: deck or fence cleaning, gutter brightening, window rinse
Plan customers usually get a modest price advantage over booking one-off jobs, plus scheduling priority. In exchange, you get committed work you can plan your season around. Price the plan from your normal per-surface prices, then decide how much of a plan discount you can afford. Our pressure washing pricing guide covers the base pricing.
Option 3: Commercial maintenance contracts
Commercial properties often need cleaning far more often than homes. Good targets include:
- Restaurant entrances, patios and dumpster pads
- Gas station pads and convenience store fronts
- Retail storefronts and shopping center sidewalks
- Apartment complexes and HOA common areas
- Drive-thru lanes and parking garages
These may be cleaned weekly, monthly or quarterly, depending on traffic. Work is often done early in the morning or after closing. Commercial clients typically want proof of insurance, a written agreement, and invoices on a regular schedule. Commercial sites can also have stricter wastewater rules, so learn the requirements in your city before you bid.
Write a simple plan agreement
For home plans and commercial contracts, put the basics in writing:
- Surfaces included and cleaning method
- Frequency and how visits are scheduled
- Price, when it is billed, and how price changes are communicated
- Weather rescheduling
- Stain expectations and damage reporting
- How to cancel, and with how much notice
If you plan to auto-renew plans or charge cards automatically, check your state’s rules on automatic renewals and recurring charges first. A local attorney can review the final agreement.
Billing options
Home plans can be billed per visit, paid up front for the year, or spread over monthly payments. Spreading payments makes plans easier to say yes to and gives you some income in slow months. Commercial clients typically pay per visit or monthly on invoice. Whatever you choose, use invoicing software that can store payment methods and send reminders, so you are not chasing checks.
How to sell plans
- Offer it on every quote as an option next to the one-time price.
- Mention it on site when the customer is admiring the result: “We can keep it looking like this every spring.”
- Follow up a week later with a short message and the before-and-after.
- For commercial, lead with appearance and safety: clean entrances look better to customers and reduce slippery buildup.
Plan for the off season
In colder areas, pressure washing slows down in winter. Recurring commercial work that continues year-round where weather allows, plans paid monthly, and pre-booking spring work during winter all help smooth income. Some operators add related services like gutter cleaning or holiday lighting in the slow months.
